Sell your home in Luton

A sale goes well when the price is right on day one and someone keeps hold of it until completion. That is the job we do.

Red-brick semi-detached house with bay windows, a navy front door and a hedged front garden

Priced on evidence, not optimism

The agent who quotes the highest figure is not always the one who gets you the most money. An overpriced home sits, gets reduced, and buyers start asking what is wrong with it.

We price from what has actually sold on your street and the streets around it, adjusted for condition, parking, extensions and how the market is moving this month. You see the comparables we used, so you can judge the figure for yourself.

Marketing that does the property justice

Buyers decide whether to view from the first photograph and the first two lines. We present the property clearly, describe it accurately and put it in front of the buyers already registered with us as well as the wider market.

Someone on your side of the negotiation

Every offer is put to you with what we know about the buyer: whether they have a mortgage agreed, whether they have a property to sell, how quickly they can move. A slightly lower offer from a buyer who can complete is often worth more than a higher one that falls through.

Chased through to completion

Most sales that collapse do so after the offer is accepted. We stay in contact with both solicitors and the rest of the chain, so problems are found and dealt with early.

From valuation to completion

The stages every sale goes through, in order.

  1. Valuation

We visit, look at the property and agree an asking price with you.

  2. Preparing to market

ID checks, the EPC and the details are sorted so nothing holds up a buyer later.

  3. Viewings and offers

We show buyers round and bring you each offer with the buyer’s position.

  4. Sale agreed

Solicitors are instructed on both sides and the buyer’s survey and mortgage are arranged.

  5. Exchange and completion

Contracts are exchanged, a date is fixed, and the keys are handed over.

Selling questions

What sellers in Luton ask us most.

All questions and answers
How much does a valuation cost?

Nothing. A market appraisal is free and you are under no obligation to instruct us afterwards. We visit the property, look at what has sold nearby and tell you the price we would put it on at and why.

What do I need before my home can go on the market?

A valid Energy Performance Certificate (EPC), proof of your identity and address for the anti-money-laundering checks every estate agent must carry out, and proof that you own the property. If your EPC has expired we can arrange a new one.

How long does it take to sell a house in Luton?

It depends on the price, the property and the chain. Finding a buyer is usually the quicker part. The legal work after an offer is accepted commonly takes around three months, and longer if the chain is complicated. Pricing correctly on day one is what shortens it most.

What will it cost me to sell?

Our sales fee is 1% of the sale price, confirmed in writing before you commit to anything. You will also need to budget for a solicitor or conveyancer and, if you do not have a valid one, an EPC.

Do I have to be at the viewings?

No. We accompany viewings, so you do not need to take time off work or show strangers round your home yourself.
